About the Orange, Massachusetts Area  Unlike the other towns in our market area, Orange, MA (like Warwick to the north of it and New Salem to the south) is located in Franklin County. The town covers a little over 35 square miles, with a reported population of 7,475, in keeping with its rural character. Like Athol, the Millers River runs through the town, which aided its history as a traditional New England mill town (see satellite map here).
Orange was home to the very first automobile factory in the U.S., the Grout. The facility where these cars were produced is now home to the headquarters of Pete's Tire Barns.
Orange is very proud of their own Ralph C. Mahar Regional High School, which was named one of America's Best High Schools for 2009 by U.S. News and World Reports! The aerial photo shown here shows the impressive campus. Kudos to the faculty and staff whose hard work was recognized with this prestigious award.
Orange boasts an active municipal airport, which is well-known as a meeting spot for parachuting enthusiasts. The Orange airport is unusual for non-military municipal airports in that it has a well-kept runway that is 5000 feet long. Private pilot training is also available.

Orange is also the home to the North Quabbin Region's very own local radio station WJDF 97.3FM. The Deane brothers who own and operate the station do a fantastic job of providing information and entertainment to area residents. Fred (pictured on the far right) is also quite a golfer. When you are in the area, tune in and have a listen!
Our favorite Orange, MA restaurant is the Tea House. They offer many kinds of Asian cuisine and offer fast, friendy service at affordable prices. A nice spot to stop if you are in town.

First Time Buyers >The Seller May Pay
The costs of buying a home may be daunting. For example, you may have finally saved enough for a down payment on your first home, with a little left over to buy the furniture you will need. Then you hear about having to pay closing costs you weren't anticipating, and this may seem like a real setback.
One way to cover such a shortage is to make the sellers an offer that calls for them to credit you for some of the closing costs. As a rule, the sellers may pay a maximum of 3 percent of the sales price if the buyer is putting five percent down. If the buyer is making a down payment of 10 percent or more, the seller can contribute up to 6 percent of the sales price to cover the buyer's closing costs. Some items, such as prepaid taxes and the first month's mortgage payment, must be paid by the buyers. Sellers may also contribute to paying the appraisal, points, title insurance, settlement attorney fees, state or local transfer taxes and similar items.
Keep in mind that if the credit is included in the price of the house, the appraiser will have to justify the amount, based on sales prices of similar homes in the neighborhood.
